Meliora Properties Group, LLC (“MPG,” “Meliora Properties Group,” “we,” “us,” or “our”) operates melioraproperties.group and related sales, marketing, and booking services. This Privacy Policy explains what information we collect, how we use it, who we share it with, and the choices you have.

By using our websites, submitting a form, booking a stay, or communicating with us by email, phone, or text, you acknowledge the practices described below.

1. Who We Serve

Our business has two main audiences:

  • Guests who book short-term rental stays at properties we manage or represent.
  • Property owners, HOAs, and real estate professionals who engage with us about property management, rental programs, or industry tools (such as our HOA Comparison Tool, Revenue Calculator, and Myrtle Beach Analysis).

This policy applies to both groups unless a specific section says otherwise.

2. Information We Collect

Information you give us

  • Contact details — name, email address, phone number, and mailing address when you fill out a form, request a quote, download a report, book a stay, or contact us.
  • Property and financial information — unit address, property type, revenue goals, HOA financials you choose to input into our comparison tools, and similar details.
  • Booking information — stay dates, number of guests, special requests, and communications with our reservations team.
  • Payment information — when you pay for a reservation, your card details are collected and tokenized directly by our PCI-compliant payment processors (Guesty Pay and Stripe). Payment card data is treated as sensitive personal information under California’s CPRA and is used solely to process the transaction you’ve requested — never for advertising, profiling, marketing inferences, or sale. We do not see or store full card numbers.
  • Communication content — the content of emails, text messages, and chat messages you send us, and summaries or recordings of calls where permitted by law.

Information collected automatically

  • Device and usage data — IP address, browser type, device identifiers, operating system, pages viewed, links clicked, referral source, and approximate location derived from IP.
  • Cookies and similar technologies — used for site functionality, analytics, and advertising (see Section 5).
  • Email engagement — whether you open our emails or click links, using tracking pixels in email campaigns.

Sensitive personal information

Payment card information is sensitive personal information under California’s CPRA. We collect it only to process reservations you request, it is tokenized directly by our PCI-compliant payment processors, and we do not use it for advertising, profiling, marketing inferences, or any purpose beyond completing the transaction. Aside from payment card data, we do not knowingly collect other categories of sensitive personal information as defined under CPRA — such as precise geolocation, government identifiers (Social Security, driver’s license, or passport numbers), racial or ethnic origin, religious beliefs, union membership, genetic or biometric data, health information, or the contents of private communications — for marketing or advertising purposes.

Information from third parties

  • Public records — property ownership records, tax records, and HOA registrations that we use to identify owners of properties in markets we serve.
  • Real estate data providers and referral partners — contact and transaction information for property owners and real estate professionals. We do not use Multiple Listing Service (MLS) data for marketing or outreach. Our public-records sources are limited to county tax rolls, property deeds, and HOA registrations.
  • Advertising and analytics platforms — aggregated data and conversion information from platforms such as Meta (Facebook/Instagram) and Google.

3. How We Use Your Information

We use the information we collect to:

  • Provide and manage short-term rental bookings and guest services.
  • Respond to inquiries and deliver the reports, quotes, or tools you request.
  • Communicate with current and prospective property owners about management services, market analyses, and partnership opportunities.
  • Send marketing emails and text messages to people who have opted in, and transactional messages related to services you’ve requested.
  • Measure website performance, understand how visitors use our site, and improve our services.
  • Run and measure advertising campaigns, including on Meta (Facebook/Instagram) and Google.
  • Detect, prevent, and address fraud, abuse, or security issues.
  • Comply with legal obligations and enforce our agreements.

4. Legal Bases for Processing (EU/UK Residents)

Where the GDPR or UK GDPR applies, we process personal data on one or more of the following bases: your consent (for marketing messages and non-essential cookies); performance of a contract (for bookings you make with us); our legitimate interests in operating, promoting, and improving our business; and compliance with legal obligations.

5. Cookies, Analytics, and Advertising

We use cookies, pixels, and similar technologies on our websites for the following purposes:

  • Essential cookies that make the site function (e.g., shopping cart and login state).
  • Analytics — Google Analytics 4 (GA4) and related tools help us understand how visitors use our site.
  • Advertising — Meta Pixel and Meta Conversions API (CAPI) allow us to measure ad performance and build custom audiences for advertising on Facebook and Instagram. Where we build custom audiences from email addresses, those addresses are hashed before being shared with Meta.

You can control cookies through your browser settings, opt out of Google Analytics using the Google Analytics Opt-out Browser Add-on, and manage advertising preferences on platforms such as Meta and Google directly.

6. How We Share Information

We do not sell your personal information for money. However, our use of Meta Pixel, Meta Conversions API, and similar advertising technologies may constitute a “sale” or “share” of personal information under California’s CCPA/CPRA and similar U.S. state privacy laws — see Section 9 for your choices. Aside from those advertising uses, we share information only as described here:

  • Service providers who help us operate our business, including:
    • Guesty — booking and property management platform.
    • Guesty Pay and Stripe — payment processing and tokenization.
    • Postmark — transactional and marketing email delivery.
    • Dialpad — phone and text messaging.
    • Google (Analytics, Ads) and Meta (Facebook/Instagram) — analytics and advertising.
    • Cloudflare and our web hosts — content delivery, security, and infrastructure.
    These providers are only permitted to use your information to perform services for us.
  • Property owners, HOAs, and partners where necessary to deliver a service you’ve requested (for example, sharing your reservation details with the property owner of a unit you’ve booked).
  • Legal and safety reasons — when required by law, legal process, or to protect the rights, safety, or property of MPG, our guests, our owners, or the public.
  • Business transfers — in connection with a merger, acquisition, financing, or sale of business assets, subject to standard confidentiality protections.

Under some U.S. state laws (including California’s CCPA/CPRA), certain uses of online identifiers for cross-context behavioral advertising may be considered a “sale” or “share” of personal information. See Section 9 for your choices.

7. Email and Text Message Communications

Email. If you subscribe to our mailing list or request information from us, we may send you marketing emails. You can unsubscribe at any time using the link in any marketing email or by emailing us at [email protected]. Transactional messages (such as booking confirmations) are not affected by marketing opt-outs.

Text messages. We send text messages through our business phone provider (Dialpad) to individuals who have a qualifying relationship with us — including people who submitted a form requesting information, guests with an active or recent booking, and property owners or real estate professionals with whom we have an ongoing business relationship. Marketing text messages are sent only to individuals who have given us prior express written consent as required by law, including the specific consent required by Florida’s Telephone Solicitation Act (Fla. Stat. §501.059) where applicable. Some messages are individually composed by a team member; some use templated content. Reply STOP to any text from our team to stop further messages, or HELP for help. Message and data rates may apply. Consent to receive text messages is never a condition of any purchase, booking, or service.

8. Data Retention

We retain personal information only as long as needed for the purposes described in this policy, to comply with our legal and tax obligations, and to resolve disputes. Our general retention practices by category are:

  • Contact and lead information (name, email, phone, property details submitted via forms) — retained while the relationship is active and for up to seven years after the last substantive interaction, after which the record is deleted or de-identified.
  • Booking and reservation records (including guest contact details, stay dates, and payment metadata) — retained for seven years after the stay to meet tax, accounting, and dispute-resolution requirements.
  • Marketing engagement data (email opens, link clicks, cookie-derived analytics) — retained for up to twenty-five months, consistent with Google Analytics and industry defaults.
  • Consent and opt-out records (SMS consent audit trail, email subscription history, STOP/HELP interactions, and Do-Not-Call suppressions) — retained indefinitely while the underlying regulatory obligation continues, because we must be able to evidence compliance with the TCPA, FTSA, CAN-SPAM, and the FTC Telemarketing Sales Rule.
  • Payment card data — not retained by us; tokenized by Guesty Pay and Stripe and retained under their PCI-compliant retention schedules.
  • Legal hold records — where a matter is reasonably anticipated or pending, relevant records are retained until the matter is fully resolved, regardless of the schedules above.

When a retention period ends we delete, de-identify, or anonymize the information, unless a longer period is required or permitted by law.

9. Your Privacy Choices and Rights

You can:

  • Unsubscribe from marketing emails using the link in any message.
  • Reply STOP to opt out of marketing text messages.
  • Control cookies through your browser settings.
  • Contact us at [email protected] to ask us not to use your information for marketing.

California residents (CCPA/CPRA). You have the right to request access to the personal information we have collected about you, request deletion or correction, opt out of the “sale” or “sharing” of personal information for cross-context behavioral advertising, and limit the use and disclosure of sensitive personal information. You may use an authorized agent to submit a request on your behalf; we will verify the agent’s authority before responding. We will respond to verifiable requests within 45 days (extendable once by an additional 45 days where reasonably necessary, with notice to you). We will not discriminate against you for exercising your rights. We do not knowingly sell or share personal information of consumers under 16 without opt-in consent.

We also honor Global Privacy Control (GPC) browser signals as a valid opt-out of the sale or sharing of personal information for the browsing sessions where the signal is detected.

EU, UK, and other jurisdictions with comprehensive privacy laws. You may have rights to access, correct, delete, restrict, or object to processing of your personal data, and to data portability. Where processing is based on consent, you have the right to withdraw consent at any time.

10. Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit (HTTPS/TLS), access controls on internal systems, and PCI-compliant third-party payment processors. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

11. Children’s Privacy

Our websites and services are intended for adults. We do not knowingly collect personal information from children under 13 (or under 16 in jurisdictions where that is the applicable threshold). If you believe a child has provided us with personal information, contact us and we will delete it.

12. International Users

We operate in the United States. If you access our websites or services from outside the U.S., your information will be transferred to, stored, and processed in the United States, which may have different data protection laws than your home country.

13. Third-Party Links

Our websites may link to third-party sites we don’t control. This Privacy Policy does not apply to those sites. Review the privacy policies of any third-party sites you visit.

14. Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we will post the updated policy on this page and update the “Effective Date” above. Your continued use of our websites or services after changes take effect constitutes acceptance of the updated policy.
